This type is to calculate the property value and is not intended to identify defects unless they severely affect value.
Homebuyers Report & Valuation:
This is suitable for properties built after about 1890 and in reasonable condition. It is a mid range service using a standard form produced under licence from the RICS. It focuses on any urgent or major problems.
The report is designed to help you make an informed judgement on whether to buy the property or not and to work out if it is at a reasonable price. It will also advise on further specialist reports or actions to be taken before contracts are exchanged.
Building Survey
Some times referred to as a structural survey, but this name came be misleading. It is a detailed and comprehensive report in a free format style that can be tailored to suite your needs. It is suitable for all properties but particularly for:
- Listed buildings
- Older properties
- Unusually constructed buildings
- Renovated buildings or one you are planning
- to alter/renovate
A valuation is not usually included but can easily be arranged as an optional extra. The fee for this type of survey is higher than the other types of survey.
